The Design Process:

Step 1 - Site Programming
Step 2 - Site Analysis and Feasibility Studies
Step 3 - Schematic Design
Step 4 - Design Development
Step 5 - Construction Documentation

Step 1 - Site Programming

At Georgia Civil, we believe that each project has its own set of distinguishing characteristics.
We consider it our duty to identify these features – be it natural or cultural assets, site features
and constraints, end-user needs and requirements, regulations and development codes, advances
in technology and construction methods, or budget and available resources. By examining and
analyzing the characteristics, a design is developed by our professionals in collaboration
with the stakeholders of the project.

Site programming marks the initial phase of a development project. The main activity in the
program phase for our clients is communicating the project vision and goals while making
preliminary design decisions. Site programming is the foundation of the design process, and
collaboration between the design team and the client is critical.  It is during the programming phase
that the project scope is set, and the project theme established.  This is the best and
most constructive time for the client to influence the outcome of the project by expressing
preferences and suggesting different variables to be explored in the subsequent design
development phase.

Georgia Civil’s role during the programming phase is two-fold:

Our first and ultimate responsibility is to understand the needs of our clients by asking questions and listening to our client’s objectives.  Secondly, our design team will make programming suggestions based on proven design strategies related to natural human preferences and usage patterns, sustainability principles, and budget considerations, all the while, realizing that the design process is fluid, with each phase feeding off the other phases.

At Georgia Civil, we understand that a good design is ultimately borne from a balance of
careful interpretation and awareness of clients’ needs, combined with excellent technical and
creative acumen. For each project we undertake, we aim to contribute towards shaping better
and more sustainable built environments for the community. We are dedicated to developing
context-sensitive projects that mobilize the unique natural and cultural assets of the site and,
at the same time, meet our clients’ objectives.

We see the site-programming phase as the beginning of meaningful relationships with new clients,
and the continuation of well established, genuine relationships with repeat clients.    At Georgia
Civil, we are in search of clients whose values and principles match our own. It is this synergy,
coupled with attention to detail and to the development of the design process that lead to
thriving projects.
