Step 5 - Construction Documentation

The final stage in the design process, construction documentation, refers to the preparation of a complete set of drawings and associated documents to secure Local, State, and/or Federal Permits, as well as provide implementation guidance for the project contractor.  A complete set of construction documents are extremely detailed and exacting, as they must account for items needed to bring the design to fruition.

At Georgia Civil, we adopt a rigorous approach to produce high quality construction documentation that allows our clients to save time, energy, and costs during the construction process. In producing construction documentation, Georgia Civil is committed to:

(1) Completing concise, easily understood construction documents that are prepared specifically and solely for each individual project.

(2) Offering a holistic approach to site design.  Our civil engineers and landscape architects work in tandem, balancing functionality with aesthetics.

(3) Engaging in rounds of document review and quality control to minimize missing information, incomplete plans, or inaccurate documents, reducing the need for change orders and reducing permitting delays.

 (4)  Managing the project with a team of registered professionals.  Regardless of the project size, a team of registered professionals designs, drafts, and reviews the documents throughout the design process.

Implementation Phase – (Construction Administration)

Construction administration refers to the overseeing of the project during the implementation phase, ensuring that construction is carried out according to the project specifications, completed on schedule, and within budgetary guidelines. Construction administration also covers a range of responsibilities, from overseeing legal and regulatory issues to working with contractors and completing inspections.

At Georgia Civil, our professionals take on several roles in construction administration, focusing on efficiency and clear communication during and after the implementation phase. In addition to assessing how well the progress and quality of work meet the intent of the project design, technical specifications and terms of contract, we see our role as an important link between our clients and the contractors.

We undertake two key roles in construction administration. The first role is that of a coordinator for our clients and a relationship builder with the contractors.  As the construction work progress, our professionals supervise the progress and quality of construction through active on-site observation. Our landscape architects and engineers take on a coordinated approach to inspect and oversee compliance by the contractors to plans, specifications and building and safety codes. To minimize construction delays and contractual conflicts, our professionals, who are available on-site on a regular basis, can immediately answer questions, clarify specifications, handle requests for information, and resolve problems.  This greatly improves communication between our professionals and the contractors. After the construction is completed, our professionals assist our clients in the carrying out a final inspection of the completed project.

The second role is that of an administrator – our professionals manage the documentation of the construction work to keep track of decisions and actions taken throughout the construction process. This includes providing our clients with written reports on the progress of the construction work, and managing the construction documents and stakeholder meetings.
