Project Challenge
Georgia Civil was first introduced to this project after site selection and during a special use request with Gwinnett County. After the special use request was rejected because of the site’s proximity to residential uses, the developer began to search for alternative sites. The developer needed the ability to quickly and cost effectively locate and analyze multiple sites for his intended use. The Gwinnett site had been a waste of time and money, and the developer did not want the same result again. Georgia Civil worked with the developer and a local real estate agent to identify optimal locations.
Design Challenges:
Analyze multiple sites quickly and efficiently.
Coordinate required environmental consultants to compile site data and eliminate any unnecessary fees.
Advise the client on the feasibility of each site based on a list of predetermined factors.
Produce preliminary construction drawings, engage in design development, and permit construction documentation.
Georgia Civil’s Solutions
Site Development Analytics, a division of Georgia Civil, was begun to bridge the gap between developers, real estate agents, and design professionals as it relates to site selection. In this case, the developer was already working with a local real estate agent, so the agent located multiple sites for review. The design team analyzed each site based on an extensive list of criteria in the realms of physical, biological, and cultural aspects.
Throughout the process, it became clear that one site was definitely the best choice. Once this site was identified, Georgia Civil worked with the developer secure a boundary and topographic survey, as well as complete final environmental testing before beginning construction documentation.
